Where do I apply for planning permission?

To the planning authority for your area – County Council, Borough Council, City Council, or Town Council.

How do I apply?

Complete a planning application form, include required documents and fee, and submit to the planning authority.

Are there different types of planning permission?

Yes:

  • Permission (Full permission) – Most common type.
  • Outline permission – used when you want to find out whether the planning authority agrees with your proposal in principle before you go to the trouble of making detailed plans. Once this is granted, then you can apply for a full permission which must be sought within 3 years.

Not allowed for retention of a structure, works to a protected structure or a proposed protected structure or developments which require an environmental impact assessment, integrated pollution control licence or a waste licence.

Can I get advice from the planning authority?

Yes.

Your local authority can advise on site options, compliance with plans, required documents, fees, and public notice requirements. Prior consultation is especially important for larger developments.

Who can make an application?

You must have legal interest in the site, or written consent from the owner.

Prospective buyers/tenants usually need the owner’s consent.

What must a valid application include?

In general, you must always submit the following:

  1. NEWSPAPER & SITE NOTICES.

You must give public notice of your proposals not more than 2 weeks prior to making an application. This must be done.

  • By publishing a notice in a locally circulating newspaper (the planning authority will provide you with a list of approved newspapers for this purpose) and
  • By erecting a site notice, which must be on durable, weatherproofed material. It must be in a very visible position on the land or structure, so as not to be obscured at any time. Download the site notice template HERE.

2. Applicant’s Name, Address, Site Details, & Legal Interest.

3. REQUIRED MAPS

A site or layout plan must show:

– The site boundary in red

– Existing buildings, roads, boundaries, septic tanks and percolation areas, bored wells, significant tree stands and other features, on adjoining or in the vicinity of land or structure (to a scale of not less that 1:500),

– The levels or contours, where applicable, of the land and of the proposed structure,

– The Ordnance Survey sheet number, if applicable,

– The north point and scale of the map,

– The name and address of the person by whom it was prepared.

4. OTHER DRAWINGS & SCHEDULE OF DOCUMENTS.

Other plans and drawings must comply with the following,

 Plans, elevations and sections must be drawn to a scale of not less than 1:200 (or another scale agreed with the planning authority).

 Drawings or elevations of any proposed structure must show the main features of the buildings adjoining the proposed structure at a scale of not less than 1:200

 Proposals for reconstruction, alteration or extension must be clearly marked to distinguish them from existing structures.

 Floor plans, elevations and sections of proposed structures, must give in figures the principal dimensions (including overall height).

 The north point and scale of the maps should be shown.]

 The Ordnance Survey sheet number, if applicable should be shown.

 The name and address of the person who prepared the plans and drawings should be provided.

5. APPROPRIATE FEE.

What public notice must I give?

  • Publish in an approved local newspaper and erect a site notice (A4, durable, weatherproof).
  • Site notices must be visible and replaced with yellow if a new application is made within 6 months. Download the site notice template HERE.

What must be in the notices?

  • Applicant’s name.
  • Type of permission.
  • Nature, extent, and location of development.
